From tired property to high-yield investment

This case study examines how an experienced portfolio landlord purchased a property for £300,000, refurbished it and created a route to a projected value of £410,000 using specialist bridge-to-let finance.

The opportunity

Experienced property investors often recognise opportunities where others see problems. Our client, an established portfolio landlord, identified a property that had fallen into significant disrepair following years of intensive use.

Unbeknown to the previous landlord, the tenants had been subletting rooms and accommodating more occupants than originally agreed. This resulted in considerable wear and tear, leaving the property in poor condition.

Following intervention by the local authorities, the property was no longer suitable to be re-let without substantial improvements. Rather than undertake the refurbishment, the landlord decided to sell.

For our client, this presented an opportunity.

With experience in acquiring and improving underperforming properties, they negotiated a favourable purchase price of £300,000, with a plan to refurbish, reposition and retain the property as a long-term rental investment.

The challenge

The property’s condition meant that conventional buy-to-let finance was unlikely to be suitable at the outset.

The client needed a funding solution that would support the acquisition and refurbishment while providing a clear route to longer-term mortgage finance.

Importantly, the strategy also needed to allow the investor to recover capital following refurbishment, creating opportunities for further investment.

Our solution: A bridge-to-let strategy

At Investa Finance, we structured the transaction using a specialist bridge-to-let mortgage.

When the surveyor inspected the property, the current market valuation came back at £360,000; which was £60,000 above the agreed purchase price.

This created an important financing advantage.

The lender was prepared to advance 90% of the £300,000 purchase price, provided the borrowing did not exceed 75% of the current market value. In this case, both calculations produced exactly the same result: £270,000.

This enabled us to arrange a £270,000 initial bridge facility, incorporating the relevant finance costs, to support the acquisition.

The numbers behind the deal

Following a review of the proposed £35,000 refurbishment and internal reconfiguration, the surveyor also assessed the property’s anticipated value once the works were completed.

The projected value was £410,000.

Crucially, the bridge-to-let arrangement provided a planned exit onto longer-term mortgage finance at up to 80% of the improved value.

This created the potential for a £328,000 exit mortgage, subject to completion of the works, valuation and lending conditions.

The transformation

With the purchase secured, our client undertook a £35,000 refurbishment programme, including internal improvements and reconfiguration to bring the property back into use as an attractive rental investment.

The objective wasn’t simply to repair the damage, but to improve the property’s functionality, condition and long-term rental appeal.

The improvements formed the basis of the surveyor’s projected £410,000 valuation and the planned long-term refinance.

The outcome: creating value through strategic finance

The strength of this transaction was the combination of purchasing below the surveyor’s assessed market value, improving the property and structuring the finance correctly from the outset.

The strategy created three important benefits:

1. Added property value

The property was purchased for £300,000, with the surveyor projecting a value of £410,000 following refurbishment, a potential £110,000 uplift over the acquisition price, before refurbishment and transaction costs.

2. Capital recycling

The planned refinance at 80% of the improved value created an opportunity to recover a significant proportion of the capital invested in the project, potentially allowing the investor to pursue further acquisitions.

3. Long-term rental income

With an expected rental income of £2,200 per month, the property offers £26,400 in annual gross rent, representing a projected gross rental yield of approximately 6.4% against the £410,000 valuation.

Why experienced investors repeat this strategy

For established portfolio landlords, opportunities like this can form part of a repeatable investment model:

Buy well. Add value. Refinance. Reinvest.

However, successful execution requires more than identifying a discounted property.

It takes an understanding of specialist lending criteria, realistic valuations, refurbishment costs and rental demand, supported by an experienced professional team.

Once investors have successfully completed this type of transaction, they often develop the confidence and experience to repeat the process, using the capital and knowledge gained to pursue further opportunities.

More than just arranging a mortgage

At Investa Finance, our role wasn’t simply to arrange bridging finance.

It was to structure a transaction that considered the purchase, refurbishment, eventual refinance and the client’s wider investment ambitions.

By understanding the strategy from the outset, we identified a funding solution that recognised both the property’s existing value and its future potential.

That’s the difference between arranging a mortgage and helping an investor build a portfolio.
